From 2025 General Assessments to 2026 Taxation
What you need to know
General Property Assessment Notices for 2025 were mailed to Yellowknife property owners on January 16, 2026.
This year’s notice may look different, as property values have been updated for the first time since 2018 following a city-wide general assessment.
Property owners are encouraged to review their notice carefully to ensure owner information and school support declarations are correct.
If you believe your assessment is incorrect, you may file an appeal within 45 days of the mailing date shown on your notice.
Where we are now - You've got mail!
You are receiving two pieces of mail from the City in January. Both are correct and serve different purposes.
Jan 16 – Property Assessment
- Shows your property’s updated value.
- Information only, no payment needed.
- This value will be used to calculate your final 2026 tax bill (mailed June 30, 2026).
Jan 30 – Interim Tax Notice
- This is your first property tax bill of the year, based on last year’s property value and tax rates.
- Payment due March 31, 2026, to avoid interest charges.
- These interim tax notices are sent every January to give you an early estimate while the final 2026 tax rates are still being set.
